Motel Eligibility Criteria

Your Motel client must meet the following criteria in order to be eligible to receive this cover.

The Motel must:

  • Be in a building constructed of non combustible material
  • Be in a building that is less than 60 years old - post 1950
  • Be in a building that has been rewired since 1990 (Risk must be referred to Insurer if rewired prior to 1990)
  • Have sum insured limits of up to $20,000 for money and burglary (any Limits above $20,000 must be referred to Insurer)
  • Have kitchen Fire Protection & Control in Place – Minimum of Fire Blanket and a dry chemical fire extinguisher installed
  • Have kitchen Duct and Vents Cleaning in Place - Filters Cleaned at least Fortnightly & Exhaust professionally cleaned at least six monthly
  • Be on reticulated town water supply
  • If the premises has a pool, it must have a child proof gate and/or signs regarding usage, accepted behaviours and life saving procedures
  • Had no claims in the last three years

Your Motel must not:

  • Be a Pub/Tavern/Bar (Hotel primarily bar/drinking establishment) or have Nightclubs, Disco themes, regular cover Bands, Karaoke, no DJ's
  • Hold Functions and event hire (eg. 21sts) that are unsupervised by Motel Management
  • Be domiciled on an island outside Tasmania or Mainland Australia
  • Be located in Remote or Bush Fire Prone Areas (Certain risks are acceptable if referred to and accepted by Insurer)
  • Be located above the snow line
  • Have Burglary cover limit over $20,000 requested with no monitored burglar alarm
  • Have Money cover limit over $20,000 requested with no monitored burglar alarm
  • Have Stand Alone Function Rooms/Reception Centres
  • Trade less than 3 days a week
  • Be constructed of Mixed, Inferior materials or more than 15% EPS
  • Have any form of Backpacker shared facilities, Bunk Houses, Youth Hostels, or be a Resort
  • Conduct any form of outdoor recreational and/or sporting activities i.e.. Abseiling, bike riding, horse riding.

The Motel’s risk must be referred to the Insurer prior to acceptance if there are any of the following:

  • Where cover has been declined, cancelled, refused or special terms and conditions (eg. Increased excesses) have been imposed in respect of any insurance
  • Any request for Flood coverage in excess of $250,000. N.B. Coverage will be not be provided in certain high risk Flood Zones.
  • In regard to prior claims:
    • where there are more than 2 claims in past 3 years
    • where there are more than $5,000 claims in the past 3 years
    • any claim in excess of $20,000 in the past 5 years
  • Where you or your business has been under administration, insolvent, in receivership or liquidation
  • Where your risk is located above the Tropic of Capricorn
  • Where your building has more than one external wall of iron or glass
  • Where your risk has the name Resort, Park, Hostel, Bar, Club, Lounge or Tavern
  • Where your risk is located in a building listed as being of a historical or architectural interest
  • Where the Combined sum insured for Material Damage and Business Interruption are greater than $5,000,000
  • Where the risk is located within a well known Nightclub/Entertainment precinct
  • Where the risk has less than a 3 Star Rating
  • Where the Proprietor and/or Chef has less than 3 years experience in the hospitality industry
